  1. Visit the property to provide a free, no obligation rental valuation providing our industry expertise complimentary.
  2. Update you on current legislation concerning the property rental market.
  3. We can also arrange Gas Safety & Energy Performance certificates on your behalf when requested, Click here to arrange an EPC for your property, or click here to arrange a GSC for your property.
  4. Create and execute bespoke marketing, PR & Press campaigns alongside extensively advertising online.
  5. Conduct and accompany tenants/applicants on viewings. It’s recommended keys to the property is made available to us however do not worry, we will efficiently bridge the viewing process communicating with whosoever need be to gain access to the property without causing hassle and giving sufficient notice to current tenants if the property is still occupied.
  6. We will provide you feedback for viewings conducted and can also recommend solutions to any issues raised by potential tenants. Our system can provide individual marketing analysis per property which we’re happy to share with you upon request.
  7. We do our best to minimise time wasting from every perspective benefiting both the landlord and the tenant/applicant. We encourage credible offers only take a holding deposit from the tenant/applicant once they've decided and willing to make & commit to an offer for the property; this enables us to remove the property from the market. Once a tenant pays a holding deposit the landlord should instruct all other agents/persons to remove the property from the market until negotiations are complete.
  8. We make all offers known to the landlord. You are under no obligation to proceed with any offer Brixanne Morter present to you whatsoever until you have agreed to an offer either verbally or in writing.
  9. Assist in the negotiation of the offer/terms of the Tenancy
  10. We utilise various effective means of conducting references and credit checks as appropriate. We use a professional independent 3rd party referencing company as well as carrying out in-house checks. References may not be undertaken until the Terms and Conditions of business are signed and returned by the Landlord.
  11. Upon request we can have rent guarantee put in place for any tenancy undertaken through us.
  12. We can also have you safeguarded, set up and ready for any undesirable situation i.e. The need to evict a tenant
  13. Arrange for guarantors to undergo referencing and credit checks as a tenant would should guarantors be required.
  14. Advise on the transfer of council tax, gas, electricity, telephone & other utility accounts. We only facilitate in setting these up as part of our Management Service.
  15. Draw up a standard Assured Shorthold Tenancy Agreement and organise a signature by the tenant & guarantors if applicable (inclusive within the cost).
  16. Prepare an inventory and schedule of condition (this comes at an additional charge). If you choose to instruct us to manage the property as well (recommended) it is a necessity that an inventory is prepared whether through Brixanne Morter, the Landlord, or a third party company. Where using Brixanne Morter’s assured shorthold tenancy agreement, the landlord is responsible for the cost of the inventory & check in and the tenant is responsible for the cost of the check out. Where we instruct a professional inventory clerk on your behalf, we cannot accept any liability for any errors or omissions of such a clerk. It is strongly recommended an inventory always be prepared as without one you may not be able to claim any damages from the tenants’ deposit.
  17. We collect on the Landlord’s behalf a 6 week security deposit and one calendar month’s advance rental unless otherwise agreed. We will arrange for students or anyone in unstable/temporary employment to provide UK based guarantors, failing this we would ask for some form of rent in advance typically 6 months in advance however it may be anything between 2 – 12 months, pending your approval as landlord.
  18. Our exemplary service comes at an excellent value all things considered and payment is hassle free as our commission is deducted the advanced rental received the balance forwarded to the Landlord alongside the security deposit (unless we’re registering it on their behalf at a small cost) within 5 working days of the tenancy start date although we make every attempt to make all payments on the day of move in or one business day thereafter.
  19. Facilitate in the setting up of a standing order mandate for future rental payments by the tenant. We cannot accept liability should the tenants fail to set up, cancel or fail to maintain the standing order.
  20. Any other services requested by the tenant or landlord can be arranged upon request i.e. Furniture arrangement, Cleaning etc.
  21. Prior to the end of the tenancy we will contact yourself and the tenant to ascertain plans for termination or extension of the tenancy. If requested, we will then negotiate terms between yourself and the tenant for renewal of the tenancy. We will draw up extension documents including any new terms agreed between the parties and arrange for them to be signed. We are not liable if the Tenant fails to return a signed document. We will then date the agreements and send the relevant copy to each party.
  22. If the tenancy is to be terminated we will serve the relevant Notice on the Tenant, if requested to do so in writing, which is subject to an Additional Charge unless the Management Service is being used. We will arrange for the property to be remarketed or prepared for your return.
