The Buying Process

  1. Mortgages We advise you arrange your mortgage prior to your property search to best assess your finances and, if possible acquire a mortgage agreed in principle (AIP). This will confirm how much money you will have to fund the purchase which will help validate and add direction to your property search.
  2. Property Search Find a property using our property search function. Register your interest with us by calling 0207 112 8822. We will have an experienced property consultant at hand to provide expert advice and assist you in locating a suitable property based on your requirements.
  3. Chauffeur View the properties shortlisted between you and your personal FREE property consultant at your convenience chauffeur driven therefore also accompanying you on viewings to answer any questions you might have.
  4. Make an offer Make an offer once you have identified your desired property. We will present your offer forward to the seller both verbally and in writing stating any special conditions of the offer. You may need to demonstrate (upon request) that you are able to proceed (e.g. provide evidence of your mortgage agreed in principle). There are no legal obligations on either side until contracts are signed.
  5. Solicitor Instruct a solicitor. The successful purchase of a property can be reliant on the instruction of an efficient and experienced solicitor. We recommend using a solicitor who knows the area that you're moving to and specialises in conveyancing. We're happy to recommend a selection of tried and tested solicitors that are experts in property.
  6. Offer agreedOnce an offer is agreed we will send written confirmation to both yourself and the vendor detailing the purchase price offered by you which has been accepted. We'll prepare a memorandum of sales also containing this information and either parties' appointed solicitors (at which point we'll require the contact details to your solicitor). We advise you now instruct your solicitor to proceed with the conveyancing process and your mortgage broker to proceed with your application.
  7. Conveyancing

    As part of the conveyancing process your solicitor will do the following:

    • Raise any enquiries on receipt of the draft contract from the seller's solicitor
    • Request their own local searches
    • Refer to the information already provided in the seller's Home Information Pack
    • Agree on a date for exchange of contracts

    We will assist your solicitor and negotiate throughout the process, keeping you informed every step of the way.

  8. Home Survey A survey of the property (home buyer's report or full survey, your prerogative) will be booked by a surveyor on behalf of the mortgage lender to identify any structural problems and advise on the property's value. After the mortgage valuation report is received, a formal mortgage offer will be sent to you and your solicitor which you will need to sign before it is returned. There are no legal obligations until contracts are signed.
  9. Sign Contracts You then proceed to sign contracts once your solicitor is satisfied that all enquiries have been confirmed and agreed. This is the Exchange of contracts. Once signed, you'll pay the agreed deposit as per your mortgage to your solicitor (usually begins from 10% of property value)
  10. Payment This is then paid from your solicitor to the vendor's solicitor usually by way of bankers draft and then a completion date is confirmed and agreed.
  11. Transfer of money You then Complete. Completion is when the residual monies (usually 90%) are transferred from your solicitor to the seller's solicitor's account.
  12. Get the keys! We will release the keys once the money has cleared in the seller's account.
  13. New home owner Congratulations, you are now the legal owner of your new home!
