Check In/Out & Inventory

Brixanne Morter are able to offer this service upon your request via our highly reputable tried and tested Inventory Clerks regularly worked with. We strongly advise you to use a Check In/Out and inventory clerk independent of the parties to the Tenancy Agreement to check tenants into a property compiling an inventory before the commencement of the Tenancy. This protects your interests from legal action in claiming damages and losses from the Tenant's deposit

Deposit Protection Service

imgBrixanne Morter is a registered member of two government regulated Tenancy Deposit Schemes. We highly recommended that all landlords protect the security/dilapidation deposit from a tenant at the start of the tenancy to comply with the law. The deposit acts as a safeguard should the tenant cause any damage to the property. New regulations have been put in place to ensure good practice in returning deposits at the end of the tenancy and making fair deductions.

Gas Safety Certificate

imgIf you are a landlord letting a property equipped with gas appliances you need to understand and comply with the law relating to gas safety. You must make sure that pipe work, appliances and flues provided for tenants are maintained in a safe condition. You should have a gas safety check every year and a Gas Safety registered engineer must carry out the safety check. A record of the annual gas safety check must be provided to your tenant within 28 days of the check being completed or to new tenants before they move in. Landlords must keep copies of the gas safety record for two years At Brixanne Morter we can arrange for a Gas Safety inspection at your property hassle free.

Energy Performance Certificate

This will enable people to make more informed decisions relating to the energy efficiency of a property and the ongoing costs of fuel. These certificates are to be positioned in a prominent position within the building for all visitors to see.
